These Terms of Service (“Terms”) govern your use of lanorogroup.com (the “Site”) and the qualification and matching service provided by Lanoro Group (“Lanoro”, “we”, “us”). By using the Site or submitting any form, you agree to these Terms.
1. What Lanoro Group is
Lanoro Group is a qualification and matching layer between premium property owners and vetted, high-performing operators. We are not a property management company. We are not the operator. We do not handle day-to-day operations of any property. Our role is limited to:
- Sourcing and qualifying properties for our network.
- Sourcing, vetting, and qualifying operators for our network.
- Connecting matched parties and structuring the initial setup.
Once we introduce an owner and an operator, the operator becomes the owner's direct counterpart and signs the operating agreement directly with the owner.
2. Eligibility
You must be at least 18 years old and legally able to enter into binding agreements to use this Site or submit any application.
3. Submissions
When you submit a property or operator application, you confirm that the information you provide is accurate, that you have the right to provide it, and that you authorise us to use it for evaluation and matching purposes as described in our Privacy Policy.
4. No guaranteed returns
References on this Site to potential earnings — including the “20–40% higher net income” figure, the illustrative monthly income comparison, and any anonymized performance examples — are illustrative only. Actual net income depends on the property, the location, the operator, the operating model, market conditions, and regulatory context. Lanoro Group does not guarantee any specific income, occupancy, or return. Nothing on this Site constitutes investment, legal, tax, or financial advice.
5. Operator relationship
The operating agreement is signed directly between the owner and the operator. Lanoro Group is not a party to that agreement and is not responsible for the operator's performance, conduct, or compliance. We do, however, monitor operator performance at the network level and may remove operators from our network if standards drop.
6. Regulatory compliance
Short-term and mid-stay rental rules vary by city, building, and condominium. In Thailand, condominiums are typically subject to a 30-day minimum stay rule under the Hotel Act, with limited exceptions for licensed operators. We endeavour to recommend a compliant operating model for each property, but final responsibility for regulatory compliance lies with the property owner and the operator.
7. Use of the Site
You agree not to misuse the Site, attempt to gain unauthorised access to it, scrape it, or use it for any unlawful purpose.
8. Intellectual property
The Site, including its text, design, logo, and graphics, is owned by Lanoro Group or its licensors and is protected by intellectual property law. Property images shown in the “Properties” section are loaded from third-party sources (Airbnb listings) and remain the property of their respective owners.
9. Third-party links
The Site links out to third-party platforms (notably Airbnb) for property viewing. We are not responsible for the content, terms, or privacy practices of those platforms.
10. Limitation of liability
To the maximum extent permitted by law, Lanoro Group is not liable for any indirect, incidental, consequential, or punitive damages arising from your use of the Site, your relationship with an operator, or the performance of any property. Our total liability to you for any claim related to the Site is limited to the amount of fees you have paid us, if any.
11. Changes to these Terms
We may update these Terms. The “Last updated” date reflects the most recent version. Continued use of the Site after changes are posted means you accept the updated Terms.
12. Governing law
These Terms are governed by the laws of the State of Delaware, USA, without regard to conflict of law rules. Any dispute will be resolved in the competent courts of that jurisdiction, unless mandatory local law provides otherwise.
