No. Airbnb is connected to your existing PMS / channel manager, so all channels share one synchronized inventory. When a room sells on Booking.com, it closes on Airbnb instantly — and vice versa. No double bookings, and your current OTA setup is not changed in any way. If you don't use a PMS or channel manager, that's fine too — we manage your Airbnb listings in our own PMS and keep availability coordinated with your existing channels.
Yes. Airbnb actively hosts hotels, resorts, boutique stays, serviced apartments, and aparthotels. Licensed hotels can take nightly bookings on Airbnb fully compliantly — in Thailand, for example, the Hotel Act's 30-day minimum-stay restriction that limits most condominiums does not apply to licensed hotels. In every market we operate in, we structure the setup to comply with local regulations.
